Worked example

A home sale on Monday, October 5, 2026, has business days on October 6, 7, and 8. The deadline is midnight on October 8. A Friday, October 2 sale counts Saturday as day one.

Cancel by midnight on 2026-10-08.

The buyer has until midnight of the third business day after the sale date.

Where this goes wrong

A sale under the dollar floor is outside the federal rule. A sale at the seller's store is not a door-to-door sale. State law may give more time. This tool does not add that time.
